Finish carpentry in Summerland, fitted to tight lots.

Yes. We do finish carpentry in Summerland, where lots are smaller and steeper than almost anywhere on the coast. The work is usually about fitting more into less: built-ins, closets, stair rails, and windows and doors on the ocean side.

The houses here

Summerland lots are smaller and steeper than almost anywhere on the South Coast, and many are narrow with shared access. Houses on lots like that are often compact and stacked over more than one level. Floor area is scarce, so finish carpentry here usually means storage built into walls, under stairs and around windows, in place of furniture standing in the room.

Ocean views drive value in Summerland, so the windows and doors on the view side get most of the attention. Trim around a view window is often kept thin and plain so the eye goes past it. Near the beach, salt air is hard on hinges, latches and any wood left unsealed, including the top and bottom edges of a door, which are easy to miss.

Access shapes the work too. On a narrow lot with shared access, a long cabinet run or a large built-in may not make the turn at the door or the stair. We measure the path in as well as the room, and build large pieces in sections that join on site. They are made in our small boutique shop in Carpinteria and assembled in the house.

Who reviews what

Summerland is unincorporated, so the County reviews it. The County South Board of Architectural Review is the design board, and most of the Community Plan area is in the Coastal Zone. Review weighs height, siting and views closely. Whether a window, exterior door or trim change needs review depends on the parcel and the scope. Interior finish carpentry generally needs no design review, and we tell you which applies before anything is ordered.

Questions

Finish carpentry in Summerland: what owners ask.

Do you do finish carpentry in Summerland?
Yes. We build, fit and install cabinetry, built-ins, closets, shelving, stair rails, doors, windows, baseboard and casing in Summerland. Custom pieces are built in our small boutique shop in Carpinteria. A useful first email has photographs of the room and rough measurements.
How do you get cabinets into a house on a steep, narrow lot?
In sections. We measure the path from the street to the room, including gates, stairs and tight turns, before anything is built. Large cabinets and built-ins are made as separate boxes that pass through the narrowest point, then joined and trimmed in place so the seams do not show.
Who reviews new windows on a Summerland house?
The County does, because Summerland is unincorporated. The County South Board of Architectural Review is the design board, and most of the Community Plan area is in the Coastal Zone. Whether a particular window change needs review depends on the parcel, so we check before ordering.
