Hope Ranch is large parcels, private roads, equestrian trail easements and mature landscape. Houses on parcels like that are usually large, with many rooms, long halls and many doors. At every opening the casing, the hardware height and the reveal, which is the small even step between the casing and the door frame, should be the same. The eye catches the one that is off.

We do not assume a style in Hope Ranch. Across the South Coast, plenty of houses mix two styles or have been changed at least once. So we start by looking at what is original, what was added and what was replaced, and match new trim to the best of what is there. You or your designer choose the look. We build it and fit it.

Long rooms and long halls mean long runs of baseboard. Few boards are long enough, so pieces are joined with a scarf joint, an angled overlap that stays closed when the wood moves. Large houses also tend to have large closets, pantries and studies, where cabinetry and shelving are usually made to the room. Those pieces are built in our small boutique shop in Carpinteria.

Who reviews what

Hope Ranch is unincorporated County land with an added layer. The Hope Ranch Park Homes Association reviews a house first, through its Architectural Board of Review and under its own building guidelines, and County permits follow. Whether new windows, exterior doors or exterior trim need the Association’s review depends on those guidelines and the scope. Interior finish carpentry generally needs no design review, and we tell you which applies before anything is ordered.
