The houses here

Goleta is mostly 1960s and 1970s houses on level lots, with regular setbacks and consistent eras. Houses of those decades usually came with low, plain baseboard, narrow casing and light hollow-core interior doors. Much of it is often still there. Replacing it is a common way to make the rooms feel finished: taller baseboard, solid doors that close with some weight, and casing with an even reveal.

A 1970s Goleta house often sits on a concrete slab and still has single-pane glass. A slab is rarely flat, so baseboard is scribed to it, meaning cut to follow its dips, or a small shoe molding covers the gap. New windows change the opening inside as well as out, so the interior trim or drywall return around them is usually redone at the same time.

Kitchens and baths from that era are usually due. The slab limits where plumbing can move, so a new kitchen or vanity often stays on the old layout and the gain comes from better cabinets: plywood boxes, full-extension drawers and soft-close hinges. Many parcels also have detached garages, and when one becomes living space it needs doors, trim and cabinets like any other room.

Who reviews what

Inside city limits, Goleta has its own Design Review Board for exterior design and its own building permits. In the Coastal Zone, the City currently approves work in concept and the Coastal Commission issues the coastal permit. Isla Vista and much of the eastern Goleta Valley have Goleta addresses but are County land, reviewed by the County. Interior finish carpentry generally needs no design review, and we tell you which applies before anything is ordered.

Is my Goleta address in the City or the County?
It depends on the parcel, not the mailing address. Goleta has been a city since 2002, but Isla Vista and much of the eastern Goleta Valley have Goleta addresses and are County land. That decides who reviews exterior work such as windows. We check before anything is ordered.
Can you replace hollow-core doors with solid ones in a 1970s house?
Yes. If the existing door frames are straight and sound, we hang new solid doors in them and cut the hinge and latch pockets to match. If not, a prehung door, which comes already hinged in its own frame, is usually better. Solid doors are heavier, so the hinges are checked too.
Can you install baseboard on a concrete slab floor?
Yes. Baseboard is nailed to the wall, not the floor, so a slab is no obstacle. A slab is rarely flat, so we scribe the bottom edge to it or add a small shoe molding. If new flooring is planned, the baseboard goes on after it.
