Insulation, only good if it has no gaps.

Insulation works when it fills the cavity completely and the air leaks are sealed. It is inspected before drywall, then hidden for good.

In short

  • Insulation squashed into a cavity loses part of the value you paid for.
  • Air leaks around outlets, framing and windows matter as much as the insulation.
  • This is your last look at the inside of the walls.

  1. Batt fills the cavityInsulation touches every side. No gaps, no folds.
  2. GapAir slips past the insulation here, so it works far less well.
  3. SheathingThe panel outside the studs.
  4. DrywallCloses the wall and hides all of this.
  5. StudThe cavity is the space between studs.
A plan section of a wall: one cavity fully filled, one with a gap that lets air bypass the insulation.

What you will see

In the order it happens.

  • MessMedium

  1. Step 1

A crew installs batts, blown-in material or spray foam in every cavity.

  2. Step 2

Gaps, holes and framing joints are sealed.

  3. Step 3

The inspector checks insulation before the walls are closed.

  4. Step 4

Drywall follows within days, so the walls disappear.

How it is done well

The techniques that matter.

  • Each space is filled fully, with nothing squashed, missing or folded.
  • Holes for pipes and wires are filled before insulation.
  • The insulation matches the energy compliance report for the house.
  • Bedrooms and baths get sound insulation if you want quiet.

The hardest parts

Where this trade earns its fee.

  • Odd cavities around pipes, wires and corners.
  • Choosing insulation that copes with damp coastal air.
  • Verifying the work when it will be covered.

Think deeply here

Decide this before the trade starts.

These are the choices that decide whether the finished house matches the one in your head. Changing them later costs time and money.

  • Whether you want sound insulation between bedrooms, baths and living areas.
  • The insulation type, if health or environmental concerns matter to you.
  • The attic or roof strategy, since it affects ducts and ventilation.
  • Comfort goals: how cold or hot a room can get before it bothers you.

Ask any builder

  • Can I see it before drywall?
  • What does the energy report require, and who verifies it?
  • How is air sealing checked?
