Tile and waterproofing: the crew guide

For AMN Construction, Montecito and Santa Barbara. Day one to master. Plain English, with every claim tagged by how well it is backed.

How to read this guide

Every point carries a chip showing how far to trust it. Chips come from the research files, and where the research could not confirm something, the chip says so. The approved plans, the adopted California codes, the membrane maker's instructions and your inspector overrule this page.

[S] sourced[P] crew practice[C] confirm with building official[?] unverified

Chips: [S] points to a source in the list at the end. [P] is crew practice with no fetched source. [C] means confirm with the building official. [?] means unverified, not found or not read. A point can carry more than one chip.

Contested: flood test duration

Code mirror: 2 in of water for at least 15 minutes. Common practice: 24 hours. Use the longest of the code, the membrane maker and the inspector. Details in section 7.

Sections: 16. Math scenes: 14 (open the math). Tools: 58 (open the tools).

1. Day 1 safety: dust, eyes, lungs and skin

  • [S] Cutting, grinding and mixing tile products makes respirable crystalline silica dust [S9].
  • [S] Cal/OSHA limit: 50 micrograms per cubic meter over 8 hours; action level 25 [S9].
  • [S] AMN needs a written exposure plan, housekeeping, respirators where needed, training [S9].
  • [S][?] Wet cut and use a HEPA vacuum; sweeping dry dust is not acceptable practice [S9] (practice; Table 1 text verify).
  • [?][P] Wear safety glasses all day, a sealed P100 respirator for dusty work, and nitrile gloves; wet cement is alkaline (crew practice, verify).
  • [P] Use GFCI power near water.
Try it Fit-check a P100 respirator and show a supervisor the seal check.
Check yourself (3)
What is the silica PEL?
50 micrograms per cubic meter, 8-hour average [S9]
Why wet cut?
Controls respirable silica dust
Can you wear a loose dust mask for grinding?
No, it must seal

2. What the trade covers and who may do it

  • [S] C-54 Ceramic and Mosaic Tile covers ceramic, porcelain, stone and glass mosaic including showers and tubs [S8].
  • [S][?] C-54 text does not mention waterproofing or backer [S8]. Who may install membranes: not confirmed.
  • [S] CSLB: a Class B contractor needs at least two unrelated trades (framing and carpentry do not count) in a prime contract, may not take a single-trade subcontract (other than framing or carpentry) without the specialty license, and may do covered work with its own forces or by superintending licensed subs [S27][S28]. Tile alone is therefore a C-54 job unless the contract includes two other unrelated trades.
  • [?] Whether a tile scope inside a larger remodel counts as one of the two trades for AMN: CSLB pages do not say. Sub tile to a C-54 unless Nic confirms with CSLB.
  • [S][?] 2018 CSLB release says license needed for tile sealing/cleaning; page failed to load on 2026-11-03, still not read [S24]. CSLB lists the old D-51 Waterproofing class as now under C-39, C-33, C-29 or C-54 [S27].
Verify before self-performing

AMN is a Class B general contractor (CSLB 802739). Under B&P 7057 a B licensee may not take a single-trade subcontract (other than framing or carpentry) without the specialty license, and a prime contract needs two unrelated trades besides framing or carpentry [S27][S28]. The phrase "incidental and supplemental" did not appear on either CSLB page read. Safe default: sub tile and waterproofing to a C-54 licensee until Nic confirms.

Try it Read the C-54 description aloud and list three things it covers.
Check yourself (2)
Which license covers tile?
C-54
Does C-54 text mention waterproofing?
No [S8]

3. Measuring, layout and squareness

  • [P] Tape measure, chalk line, 4 ft level, laser level are the layout set.
  • [P] Check a room is square with diagonals: 12 by 16 gives 20 ft (math: diagonal-square).
  • [?][P] Plan border cuts so edge tiles are not slivers (math: border-cut; sliver size rule is crew practice, verify).
  • [?] Check flatness with a long straightedge in two directions; tolerance value not found, verify with TCNA.
Try it Lay out a 12 by 16 ft room with a chalk line and confirm the diagonal reads 20 ft.
Check yourself (2)
Diagonal of 9 by 12?
15 ft
Why check two directions for flatness?
Humps and dips can run either way

4. Substrates, backer board and board over studs

  • [S] Backers on the CRC list: ASTM C1178, C1278, C1288, C1325 [S7].
  • [S] Water-resistant gypsum needs C1178/C1278/C1396 and cannot go where water hits directly [S7].
  • [S] Backer install: 1/4 in gap at base, 1/8 in between panels, studs 16 in or less, screws every 8 in [S13].
  • [S] Screws 3/8 in from edges, 2 in from corners, 1-1/4 in long [S13].
  • [?][P] Seam tape: alkali-resistant mesh (crew practice, verify).
  • [S] Silica dust from cutting backer [S9].
Try it Hang a 3x5 backer sheet on a mock wall with correct gap and screw spacing.
Check yourself (3)
Gap at base?
1/4 in [S13]

8 in max [S13]
Can regular drywall go in a shower?
No [S7]

5. Shower pan code basics

  • [S] Dam at least 2 in and not more than 9 in above the drain top [S2].
  • [S] Floor slope 1/8 to 1/2 in per ft; liner pitched 1/4 in per ft [S2][S3].
  • [S] Liner goes at least 3 in above the dam [S3].
  • [S] Liner materials: PVC (D4551), CPE (D4068), lead, copper, or 3 layers of 15 lb felt [S3].
  • [S][?] Placer handout and CPC mirror conflict on max slope; CPC range 1/8-1/2 used, verify with County [S1][S2].
  • [?] Edition: mirror says 2025 CPC; County adoption date not found.
Resolved, still verify

The Placer County handout (2022) text and diagram disagreed on the maximum floor slope. The CPC mirror gives 1/8 to 1/2 in per ft for the receptor floor [S2], so that range is used here. The mirror is third-party and the County adoption date was not found. Confirm the adopted edition with the inspector.

Try it Draw a pan cross-section with dam, drain and liner heights labelled.
Check yourself (3)
Minimum dam height?
2 in above drain top [S2]
Liner pitch?
1/4 in per ft [S3]
Liner height over dam?
3 in [S3]

6. Building a pan: mortar bed, liner, drain, membrane systems

  • [S] Set drain flange level with subfloor; keep weep holes clear [S3].
  • [?] Dry-pack the slope at 1/4 in per ft; mix and thickness figures not found, verify.
  • [P] Fold, do not cut, liner corners; clamp drain ring (crew practice).
  • [S] Sheet membrane (Schluter-type) and foam pans are alternatives; follow the kit [S12].
  • [S] Liquid membrane: 20 to 30 mils total in one product [S15].
  • [S] Corner reinforcement 50 lb woven glass, 4 in each way [S1].
  • [S] Membrane surface 50 to 90 F during install and 24 hours after [S15].
Try it Build a 36 in run of pan slope and show the wall edge at 0.75 in rise.
Check yourself (2)
Rise over 36 in at 1/4?
0.75 in
Surface temp window for the HYDRO BAN product?
50 to 90 F [S15]

7. Flood testing and inspection

  • [S] CPC mirror: 2 in of water for at least 15 minutes [S3]; Sammamish: 2 in, level marked [S4].
  • [S] Schluter: leave the filled shower for a set period, "24 hours is typical"; mark the water level at the start; wait at least 24 hours after setting KERDI before testing [S26].
  • [S] LATICRETE HYDRO BAN: let the adhesive cure fully before flood testing, a minimum of 24 hours at 70 F / 50 percent RH; the sheet gives no test depth or duration [S15]. Custom RedGard SpeedCoat: flood test after as little as one hour cure; no depth given [S33].
  • [S][?] ASTM D5957 (now read on the ASTM page): a guide for horizontal waterproofing on decks, ponding up to 4 in head; it states no minimum test length and says not to test in the first 24 hours after installation. It is not a shower-pan standard [S23].
  • [S][?] Hold time and depth also depend on maker and AHJ [S6].
  • [S] Mark the water line, plug the drain, check the dam edge [S6].
  • [S] Get inspector approval for a temporary dam at curbless entries [S6].
  • [?][P] Typical order: rough plumbing, backer/membrane, flood test, tile, final (crew practice; County list not found).
Contested: how long to hold the flood test

Resolved as two different numbers, not a conflict. The code mirror text (408.8.5) is a minimum: fill to at least 2 in for at least 15 minutes, with a temporary 2 in barrier if there is no threshold [S3]. Schluter, a membrane maker, calls 24 hours typical for its shower system [S26]. The official California Building Standards Commission text could not be opened (the ICC and UpCodes viewers refused access), so the 15 minute figure is still from a mirror. Rule for the crew: use the longest of the code, the membrane maker and the inspector, so 24 hours with a Schluter system. Write the duration, water line and times in the test log.

Try it Run a flood test on a practice pan and record start, end and water line.
Check yourself (2)
What do you do if the maker says longer than code?
Use the longer
Who sets the test for the job?
AHJ and the membrane maker [S6]

8. Thin-set, mortar and coverage

  • [S] Match mortar to tile size and substrate per the maker (ANSI A118 series [S14]).
  • [S] Coverage: 80 percent dry, 95 percent wet or exterior (one maker sheet) [S10].
  • [P] Back-butter large tile; comb in straight lines (practice).
  • [P] Check open time on the bag; mix only what you can use.
  • [S] Cure reference 70 F and 50 percent RH [S15].
Try it Set two tiles, lift them and measure contact; compute the percent.
Check yourself (2)
Wet-area coverage target?
95 percent [S10]
12x24, 250 sq in contact?
86.8 percent; fails wet

9. Cutting tile

  • [P] Snap cutters for straight cuts on ceramic; wet saw for porcelain and miters.
  • [S] Use a continuous-rim blade on glazed ceramic/porcelain [S17].
  • [P] Hole saws need water and slow start (practice).
  • [S] Wet cutting controls silica [S9].
  • [P] Tape the face to prevent chipping (practice).
Try it Cut a 12 in tile with a notch for a pipe without chips.
Check yourself (1)

10. Quantity take-off

  • [P] Tile count = area x 144 / ((W + joint)(H + joint)) (math: tile-count).
  • [?][P] Boxes = area x (1 + waste) / box coverage (waste 5-15 percent is practice, verify).
  • [P] Thin-set bags from the bag label coverage (math: thinset-bags).
  • [P] Backer sheets and grout volume (math topics).
  • [P] Always buy attic stock of one dye lot (practice).
Try it Take off a 120 sq ft floor: 118 tiles, 11 boxes at 12 sq ft and 10 percent waste.
Check yourself (2)
Boxes for 120 sq ft at 10% and 12 per box?
11

It sets the tile pitch

11. Grout, haze and sealers

  • [S] Wait at least 24 hours before grouting [S10].
  • [P] Pack joints with the float at 45 degrees; clean in small sections.
  • [P] Clean haze with a damp sponge and two buckets (practice).
  • [S] Cementitious grout sealer typically 24 to 72 hours after cure [S16].
  • [?] Epoxy grout has pot life; follow the maker (verify).
Try it Grout a 2 ft by 2 ft test panel and clean it without pulling grout.
Check yourself (1)
Sealer timing for cement grout?
24 to 72 hours [S16]

12. Movement joints and sealants

  • [S][?] About 25 ft interior; 12 ft in sun or moisture; 8-12 ft exterior [S11]; TCNA EJ171 not read, verify.
  • [S] Slab joints continue through the tile [S11].
  • [P] Use sealant at corners and changes of plane, not grout (practice).
  • [P] Joint count = ceil(length / spacing) - 1 (math: movement-joints).
  • [P] Perimeter joint length = 2(L+W) minus openings.
Try it Mark joint lines on a 30 ft run and show 1 joint at 25 ft spacing.
Check yourself (1)
Joints for 30 ft at 12 ft?
2

13. Moisture, slabs and flatness

  • [?] Check slab moisture with RH probes before membrane or tile; limits not found, verify.
  • [P] Pin meters read wood moisture; targets per maker.
  • [S] Grind high spots with a diamond cup wheel, dust shroud, HEPA vac [S9].
  • [?] Substrate flatness and lippage tolerances: not found, verify with TCNA.
Try it Straightedge a 10 ft floor strip and mark high and low spots.
Check yourself (1)
What tool reads slab RH?
In-slab RH probe kit

14. Failure modes and how to prevent them

  • [S] Flat or reversed pan: check slope before membrane [S1].
  • [S] Dam too low: keep 2 in above drain high point [S2].
  • [S] Membrane not lapped or lifted 3 in above dam [S3].
  • [S] Low coverage and wrong mortar [S10].
  • [S] No movement joints [S11].
  • [S] Early grouting [S10].
  • [S] Skipped flood test [S6].
Try it Review a photo of a failed pan and name the likely cause.
Check yourself (1)

15. Montecito, County and City of Santa Barbara rules

  • [P] Montecito is County, not City; City of Santa Barbara has its own code and hours.
  • [S][?] City hours 7 a.m. to 8 p.m. daily; County hours not found [S19].
  • [S] Montecito BAR review covers structures and signs; interior work exempt [S22].
  • [S] State: the 2025 California Building Standards Code was published 1 July 2025 with an effective date of 1 January 2026, and includes the CRC (Part 2.5) and CPC (Part 5) [S29]. City of Santa Barbara: new code takes effect 2 January 2026, 2022 codes were last usable for applications through 17 December 2025 [S32]. County of Santa Barbara Chapter 10 adoption: not found (the County Fire 2025 Fire Code ordinance was projected for 1 January 2026, first reading 18 November 2025, and its draft excludes the Montecito Fire Protection District [S30]).
  • [S][?] City exemption checklist lists "Interior painting, papering, and similar finish work" but does not name tile; ask the Permit Center, 805-564-5485 [S31]. Plumbing leak repair that replaces a concealed trap, drain or vent counts as new work needing a permit [S31].
  • [S][?] Wildfire hardening CRC R337 / Ch.7A applies to exterior parts; County edition not found [S18].
  • [S] Montecito HHAP up to $10,000 for hardening work [S20].
  • [S] City inspection requests by Accela the day before [S21].

Open questions to confirm

Gaps listed by the research. Carry this list to the inspector or to Nic before you rely on any of these points.

  • [?] Which California code edition the County has adopted for Chapter 10, and when. State effective date 1 January 2026 is sourced [S29]; the County ordinance and its date were not found (County web pages returned only navigation text).
  • [?] Whether a membrane behind shower tile must meet ANSI A118.10 or be maker-listed. Not confirmed in any code text. Makers state it: HYDRO BAN "meets or exceeds ANSI A118.10" [S15]; RedGard SpeedCoat lists IAPMO R&T file 4244, UPC and ICC-ES ESR1413 as a shower pan liner [S33].
  • [?] The inspector's flood-test duration. The mirrored code text itself requires a temporary 2 in barrier when there is no threshold [S3].
  • [?] Permit trigger for tile-only work with no plumbing or framing change. Not found.
  • [?] Whether AMN, as Class B (CSLB 802739), may self-perform a tile scope inside a multi-trade contract. B&P 7057 read; tile alone needs a C-54 [S27]; sub to a C-54 until Nic confirms.
  • [?] Cal/OSHA Table 1 text for tile cutting and grinding. Not read; wet cut and HEPA vacuum as practice.
  • [?] Flatness and lippage tolerances (TCNA), notch size chart, thin-set bag coverage, mortar bed mix and thickness. Not found.
  • [?] Movement joint spacing against TCNA EJ171, and mortar coverage against ANSI A108.5. Single-maker sources; ANSI text is paywalled [S14].
  • [?] County construction hours and noise limits, County fees and inspection scheduling. Not found.
  • [?] Price bands for materials and labor. No source; do not quote prices from this site.
