Built for this coast

Montecito is County land. Check your address.

Montecito is unincorporated County of Santa Barbara. County Planning and Development issues the permits and Montecito Fire sets access and defensible-space rules. The City of Santa Barbara is a separate jurisdiction with its own office. The County Grading Code (Ch. 14) triggers and the 2025 County building code adoption are now in the guide (mirror text, confirm with P&D). County-published work hours, Coastal Zone, debris-flow and board of architectural review rules were not found: the guide lists them as unconfirmed.

Keep these flagged

City of Santa Barbara work hours (7 am to 8 pm) do not apply in Montecito; County hours are a secondary summary only. Sloping or benching deeper than 20 ft needs a registered engineer (Cal/OSHA Appendix B). The 96-hour post-rain inspection is Risk Level 2 and 3 only. The state stormwater permit applies above 1 acre.

Safety first

No one enters a trench until the competent person has inspected it that day. Call 811 before you dig. Stop and call your lead if the shovel hits metal.
